TD Realty Partners can assist in finding the perfect lot or location to build your legacy custom modular home on Cape Cod, Marthas Vineyard or Nantucket. Our team can advise on projects in coastal settings involving zoning, conservation or other regulatory bodies.
TD Realty Partners and its team of engineers, attorneys and local architects will work together to provide documentation of existing conditions to permit your new home construction.
Design
TD Realty Partners will work with you to design and implement your unique goals in designing the exterior architecture and look as well as customizing the floor plan that fits your family’s needs and lifestyle. This process, in collaboration with the modular company, typically saves the homeowner considerable savings versus using an architect and stick frame construction.
Once the preliminary plans are approved and the final stamped plans have been received from the factory, it is time to submit the building permit and start prepping the site for the installation of the foundation. The building permit process will require engineering and approval of the proposed septic system.
Site Preparation
Following the receipt of the Building Permit, TD Realty Partners will clear your lot and or remove any existing structures, excavate the foundation hole, pour footings and foundation walls in preparation of the delivery and setting of your custom modular home.
Home Set and Completion
Following the installation of the foundation the home is delivered and prepped for set. TD Realty partners with Baxter Crane to ensure a safe and precise setting of your new home on its foundation. Once the house is set all subcontractors complete the installation of trim ,siding , decks, plumbing, electrical and HVAC.
Once completed, and the certificate of occupancy issued, TD Realty Partners offers a 1 year contractor warranty and in addition the factory offers a 10 year structural warranty!
